        What is the best block management software for a small block?

        There is no legal best block management software for a small block or RMC in the UK, because no legislation names or requires a particular product. The legal need is practical: keep service-charge money correctly, maintain records that directors can explain to leaseholders, and track consultation duties where they arise. In England and Wales, service-charge funds are trust money under the Landlord and Tenant Act 1987, which says “The payee shall hold any trust fund—”; in England, Section 20 consultation for qualifying works is triggered where one leaseholder’s contribution is more than £250, because the regulations set “an amount which results in the relevant contribution of any tenant being more than £250.” The market answer is different from the legal answer: Blocks Online says it won “Best Block Management Software Provider in the UK for 2024” in the SME500 UK awards, while Landlord Vision describes MRI Block Management as enterprise-level and quote-based, which is not the same as a small-block recommendation.

        Is there free block management software?

        Yes, the real free block management option for many RMCs is usually a spreadsheet, not a dedicated block management platform.         What does block management software do that landlord software does not?

        Block management software deals with service charges, leaseholder accountability and consultation duties, while landlord software usually deals with rents, tenancy records, maintenance and property-income tax. In England and Wales, the legal anchor is that service-charge money collected by a landlord or agent is held on trust; in England, qualifying works also trigger Section 20 consultation once any leaseholder would contribute more than £250. Landlord software has a different compliance driver: HMRC says “You need to use Making Tax Digital for Income Tax from 6 April 2026 if your total annual income from self-employment and property is over £50,000,” and also says some landlords must use compatible software, but “HMRC does not recommend any product or software provider.” That is landlord tax compliance, not a reason to choose block management software.         How much does block management software cost?

        Block management software cost is not fixed by law and varies widely: a spreadsheet costs nothing, while enterprise block systems are usually quote-based. At the other end, Landlord Vision describes MRI Block Management as “Enterprise-level, custom pricing – quote-based only, tailored to portfolio size and complexity.” That does not give a small-block tariff and should not be read as evidence that a small RMC needs enterprise software. The usable cost answer is therefore: free is possible with spreadsheets, enterprise tools can be custom-priced, and a proper small-block price comparison needs current vendor quotes rather than landlord-software prices.

        Can an RMC or residents' association run a block on software alone?

        No, an RMC or residents’ association cannot make software a substitute for the legal duties of directors, landlords, agents or professional advisers.
