What does it cost to rent out a property?
Renting out a property commonly costs hundreds to several thousand pounds a year before tax relief, with a gas safety certificate averaging around £80 in Great Britain, maintenance averaging £1,374.07 a year in one UK survey, letting-agent fees typically 3%–16% of monthly rent, and energy-efficiency works in England and Wales capped at £3,500 including VAT for the current EPC E minimum. The gas-safety price is a market price, not a statutory tariff: HSE says “Gas Safe Register has no control over engineers' charges,” while Checkatrade puts the “average UK cost” at “around £80” and HomeServe advertises a landlord gas safety inspection with CP12 “from £84”; those figures should be treated as Great Britain evidence because no Northern Ireland price line is included here. The biggest ordinary unknown is repairs: Everywhen’s survey found landlords spend “£1,374.07 each year on maintaining their rental properties.” England also has a coming PRS Database annual fee from late 2026, but the amount is not yet set. How much does a landlord licence cost?
A landlord licence costs £254 online for a new Rent Smart Wales licence, about £85 plus £20 per property for Scottish landlord registration in one 2026/27 council tariff, £70 for Northern Ireland landlord registration, and in England there is no national landlord licence fee because HMO and selective-licensing charges are set by each council. England and Wales local licensing fees are council-fixed: the Housing Act 2004 says the authority may require an application to include “a fee fixed by the authority.” Wales also has a national Rent Smart Wales landlord licence, reported as “£254 online (£327 paper)” and valid for 5 years. Scotland’s registration fee started in statute at £65 and is uprated annually; Moray’s 2026/27 tariff is “£85 application fee plus a further £20 per property.” Northern Ireland landlord registration is £70 for three years. Northern Ireland HMO licensing is separate: the legal cap is £75 per person per year, while Belfast charges £62 per person per year in practice.
