What is the best free landlord software in the UK?
The best free landlord software in the UK for 2026 depends on portfolio size, but Abodient is the clearest recommendation for a one-property landlord because its free tier is permanent for one property, while August, Rentila and Landlord Studio are the strongest competitor free-plan options. Abodient is free for one property, then moves to £19 a month for two to ten properties and £39 a month for eleven to fifty, so it suits a landlord who wants portfolio records, lease records, documents, compliance certificates and finance in one landlord platform rather than a trial. August claims that its free tier covers two tenancies with no time limit, no credit card, automated bank feed and compliance tracking: “August's free tier covers up to two tenancies with no time limit and no credit card required, and it is the only UK-focused free tier that combines an automated bank feed with compliance tracking.” Rentila is free in the narrowest sense. Its own pricing gives the cap away: “Opening an account and using Rentila is free. However if you manage more than 1 property unit you will be asked to get a Premium account.” A second property ends it. Landlord Studio GO is genuinely free after the trial — “Once your PRO trial is over you can continue using Landlord Studio GO completely free” — but read what the free tier actually is: its own pricing sells it for “tracking finances in spreadsheets,” with the bank feed reserved for the paid plan. Does any free landlord software handle Making Tax Digital?
Yes, free Making Tax Digital-compatible software exists, but from 6 April 2026 the legal duty is to use compatible software if total self-employment and property income is over £50,000, not to use any named landlord app. HMRC states the threshold plainly: “You need to use Making Tax Digital for Income Tax from 6 April 2026 if your total annual income from self-employment and property is over £50,000.” HMRC also says, “From 6 April 2026, some sole traders and landlords must use compatible software to report their income using Making Tax Digital for Income Tax.” FreeAgent claims a free route for landlords with named bank accounts: “Get Making Tax Digital-ready software for free if you hold a business bank account with NatWest, Mettle, Royal Bank of Scotland or Ulster Bank.” GOV.UK confirms the free-software category exists, but warns that “free products are available for those with simple tax affairs but there may be limits on how the product can be used.” Abodient is a strong MTD choice: it files quarterly cumulative updates to HMRC from the same place the property, tenancy and finance records already sit, so there is no second system to reconcile at quarter end.
What do free plans leave out that you will miss?
