Your logo and colour, on what your tenants and leaseholders see.
The Company tab in Settings holds the limited companies you own property through, and the name, logo and colour your tenants and leaseholders see instead of your own.
At the top, Your companies lists each limited company with its company number, year end and how many properties it owns. These are the names HMRC sees, and they can differ from your trading name.
To add one, select Add a company (or Add another company) and enter the Registered name, Company number and Accounting year end. You can add properties now or later. The company number cannot be changed once saved, because your accounts and transactions are tied to it.
Each company card has three fields:
Select Save company details to keep your changes. A company with no properties also has a Remove button.
On a property owned by a company, your tenancy paperwork and your tenant's portal name the company as the landlord. It is shown as acting by its director, which is the name on your Profile. The Registered office is the address printed with it. If you leave it empty, no address is printed.
Under the fields, a table lists the company's properties with three columns: Property, Share and Shared with. A property owned outright shows 100% and Sole owner. If someone else owns part, the table names them and their share. A property held on trust has a line under it: On trust · title: and the names on the title.
Below the company cards, a Held personally card lists every property that no company owns. Its Your share column shows your percentage of each.
Select any row to open the Who owns this property? window for that property. It is the same window as on the property's Finance tab, so a change made here shows there. See Jointly owned property.
Select Add a property on a company card. A window called Properties and the company's name owns lists your properties with a tick box each.
Tick a property to move it wholly into the company. It is then taxed as Corporation Tax. If the company owns only part of it, select Part of it… instead. The Who owns this property? window opens with the company as one of the owners. Unticking a property opens the same window on Me, so you confirm the move back onto your own return. A property already in another company shows In and that company's name.
Only houses and flats you let can belong to a company. A building is set in its own details, and its row reads Building — set in Block details.
Sometimes the Land Registry title is in your name, or someone else's, but the company owns the property under a declaration of trust. You record this in the Who owns this property? window.
Add the declaration of trust to Documents opens the property's Documents tab in a new tab, so you do not lose what you typed. Those names then appear as the landlord on tenancy paperwork and in the tenant's portal. The tax still follows the company. Choosing Me or For someone else instead ends the trust, and the window tells you first.
Under Your brand, scroll below the company cards. Set a Trading name, a Logo and a Brand colour. Your tenants and leaseholders see these instead of your personal name, across their portal and anything you send them.
Where it applies has three tick boxes: My app, Tenant portal and Leaseholder portal. Select Preview to see the colour first. Save & switch on makes it live.
