Understand the penalty figure, find the real gaps, and know when we tell you something is running out.
Open Compliance from the sidebar. It gathers every legal duty across your whole portfolio into one page, worst first.

The picture above is the whole page. At the top sits Civil-penalty exposure right now and, beside it, Covered — a count like 8/88 with a coloured bar.
Below those are your gaps and your headline duties.
The big figure is one of four words, not a running total:
So £5,000+ means "at least one fixed-penalty gap", whether the real figure is £5,000 or many times that. It tells you the seriousness, not the sum.
Start with the highest-risk item takes you to the worst one.
Where the gaps are, in the middle of the page, groups every duty into categories — Safety, Energy performance, Electrical, Tenancy paperwork, Licensing, Building and Communal areas. Each shows a count: N gaps, N expiring, or All covered.
Open a category to see the duties inside it, worst first — missing, then expired, then expiring, then valid.

Each duty carries a status chip — MISSING, EXPIRED, EXPIRING, VALID, and a few more like BELOW MEES 2030 for a property you cannot let on its energy rating.
Click a duty to jump to that property's own Compliance tab, where you fix it.
An expired certificate does not disappear. It stays in the count as at-risk until you replace it.
A duty with a passed deadline — a Renters' Rights notice you have not served, say — stays missing, not expired. You serve it late; you do not renew it.
Two reminders run alongside the page: an urgent alert the moment something serious lapses, and a weekly summary email. You choose the channel for each under Settings → Notifications.
