A property's Compliance tab

Every legal duty for one property, its status, and what it would cost to get wrong.

Open a property and choose Compliance. This tab is the legal to-do list for that one property: what it must hold, whether each is covered, and what it would cost to get wrong. The picture above shows it.

Reading it

The four figures across the top are Covered & valid, Action needed, Fine exposure and Next renewal.

Fine exposure is the most a council could levy for what we cannot yet see evidence of — a guide, not a bill you owe.

Below them sits every obligation with a status: Valid, Expiring, Expired, Missing or Unanswered. The filter chips jump to each.

In the picture the gas certificate is valid with 365 days left, while the EICR is missing and part-way through getting quotes.

Getting a certificate on file

Open an obligation's Actions menu, or drop the certificate onto the tab. We read it, work out what it is — gas, electrical, energy — and take the expiry date off it.

The item then shows Valid with its days remaining, and we start reminding you before it lapses.

Uploading here files the certificate; it does not send it to your tenant. Share it from the Documents tab for that.

Why your list is not your neighbour's

The obligations are built from what the property is — whether it has a gas supply, shared parts, and the country it sits in. Each answer adds or removes a duty, so this list is specific to this property.

Answering its questions on the Documents tab can change it, and Where these rules come from, above the list, links the law behind each one.
