Ask a new tenant for Right to Rent, income, credit history, a reference and a guarantor, then decide.
Vetting asks a new tenant for what you need before they move in: Right to Rent, proof of income, a credit report, a previous landlord's reference and a guarantor. Your tenant gathers it in their portal, and you decide. Each picture says whose screen it is: yours, your tenant's, or the person giving a reference or a guarantee.
You can vet a tenant once their tenancy is booked and before it starts. See Adding a tenancy.
Your screen: on the property's Tenancy tab, the next tenancy has a Vetting line. Select Open, then Start vetting beside the tenant.

They get an email with a Begin vetting process button. A tenant without an account sets a password from it. Joint tenants are each started on their own.
Your tenant's screen: their Home shows a Before you move in card. Start opens their Referencing page.

Your tenant's screen: first they say how they're paid and what they can provide. Then each item has its own Start button.

Your tenant's screen: each step works the same way. If they can't give something, they select I can't provide this and say why.

Nothing reaches you, the previous landlord or the guarantor until they select Send everything to and your name. Then you get a row in your Inbox, and the previous landlord and guarantor are emailed.
Your screen: the Vetting line says what's waiting on you, such as "Your turn: see Priya's passport", and who you're still waiting for.

Your screen: select Open. Each tenant has a row for each check. Select a row to see what came in, the documents and every email.

Right to Rent is the landlord's legal check. Abodient collects your tenant's share code and takes you through it.
Your screen: on a Share code received row, select Run the check. Enter the code and date of birth on GOV.UK. Check the photo is your tenant, on a video call or in person. Then choose the Result and select Save check.

For a passport, select Record the check once you've seen the original.
The previous landlord's screen: they answer four questions online, with no account, or reply to the email.

The guarantor's screen: they see the home, the rent and the start date. They read the guarantee, select Continue to sign and type their name, or select Say no.

You get an Inbox row when a reference comes in or a guarantee is signed. A signed guarantee is filed in the property's Documents.
Your screen: in the Vetting window, select Generate vetting report. It sets what came in against your own rules: Meets your rules, Not ready to decide or Doesn't meet your rules. It's a summary to help you decide.

Your screen: select Accept or Decline. Tick Tell and their names by email if you want them told, and select Preview the message to read it first.

After you accept, Generate contract opens the move-in checklist. The report is filed under Paperwork on the Tenancy tab, and in Documents.
Your screen: Vetting settings, in Settings, sets what every new tenant is asked for: the documents, which checks are a must, and the Income rule. The rule starts at yearly income of 30 times the monthly rent. Preview shows each email we send.
