The move-in checklist

What the move-in checklist covers, how it ticks itself off, and how to skip or dismiss it.

The move-in checklist lists what has to happen before a new tenant moves in, and ticks most of it off by itself as you record things elsewhere.

Where to find it

Every tenancy you record in the app from 1 October 2026 gets one, for homes only — a shop has its Lease tab instead. It opens when you save a tenancy with a start date. After that, use the chip on the tenancy's card, such as Setup: Priya · 6 to do. For older tenancies, open View full details and select Open the checklist → beside Tenancy checklist.

When someone is lined up behind a tenant who is leaving, the chip reads New tenancy starting 8 Oct · 6 to do. It turns amber when something is due within 14 days.

The four steps

  1. Tenancy basics — the tenants and dates, the property's compliance questions, the agreement and its signatures, and the deposit.
  2. Tenant checks — referencing, a guarantor, Right to Rent (England) and portal access.
  3. Compliance documentation — the written statement of terms, and the gas, EPC and EICR certificates given to each tenant.
  4. Move-in day — smoke and CO alarms, the check-in inventory, meter readings, keys and the first rent.

Each row has an Actions menu. A row ticks itself when its record exists, for example when you upload a certificate or record the first rent in Finance.

Skipping and dismissing

Skip is in every menu. Referencing, a guarantor and meter readings are optional. Skipping a legal step is allowed, but only do it when the step does not apply. Dismiss this checklist stops it being pushed at you and marks nothing done. Show again on View full details brings it back.
