Creating a document or notice

Generate a tenancy agreement, letter or statutory notice, pre-filled from the property.

Make a tenancy document or notice from a template that fills itself in from what Abodient knows about the property. The templates you're offered depend on the nation the home is in: England, Scotland or Wales.

Open the property and choose Documents. A building's Documents tab works the same way.
Select My documents at the top right, then Create document or notice.

The Document generator groups its templates by when you'd use them: Starting a tenancy, During the tenancy, Ending a tenancy and Notices. Abodient works out the nation from the home's postcode.

An English home

You get the Tenancy agreement and Written statement of terms, then the notices that belong to England: Ground 4A warning notice, Section 13 rent increase (Form 4A) and Section 8 possession notice (Form 3A). Pet request response is here too.

A Scottish home

You get the Private Residential Tenancy agreement, Rent increase notice and Notice to Leave. The two notices are the Scottish Government's official forms.

A Welsh home

You get the Written statement of occupation contract, Rent increase notice (RHW12) and Notice to end the contract (RHW16). Under Notices there is Landlord address for notices. The two forms are the Welsh Government's.

Rent statement, Rent arrears reminder, Permission letter and Tenant reference are offered in all three nations.

Fill it in

Select a template. It opens as a form, already filled in. An official form has a short note at the top saying what the notice does.
Check the details, such as the dates and the rent, and change anything that's wrong.

Select Generate.

The document is saved to the property's documents as a draft. Select View document to read it.

Good to know

Nothing is sent for you. You decide when it goes out. To share it, see The Documents tab.
A notice also offers Review & serve. An English written statement of terms offers Share with and your tenant's name.
The Scottish and Welsh notices check themselves. A date that is too early, or a missing ground, is refused with what to change.
Create another takes you back to the list. Done closes the panel.
It's a template, not legal advice. A notice has its own rules on timing and grounds.

If something's not right

A field filled in wrongly? Fix it in the form before you generate. The form fills in from the property's other tabs, so correct it there too.
Not the templates you expected? The home's postcode decides the nation. Check the postcode in the home's address.
