Commercial compliance
The compliance a commercial let carries, and the residential duties that sit with the occupier.
A commercial property carries a different set of duties from a residential one. Abodient seeds them from the questions you answered when you added it, so which apply depends on the property.
The duties a commercial let can carry:
- Non-domestic EPC — band E or better, under the MEES rules. There is no "C by 2030" uplift as there is for homes, and Scotland has no minimum band.
- Asbestos survey and register — if the building was built before 2000.
- Gas appliance servicing — only if you keep a gas appliance in the property. There is no CP12 / Gas Safety Record for commercial premises as there is for a home.
- LOLER lift examinations — six-monthly, if there is a lift.
The shop above has no gas appliance and no lift, so only the EPC and asbestos duties show for it.
What is not yours
The fire risk assessment, electrical inspection and legionella assessment are the occupier's responsibility under a commercial lease. Abodient says so on the Compliance tab and does not track them against you, so it is clear they have not been missed — they are simply not your duty.
