The Lease tab
Where a commercial property's lease lives — its terms, the occupier, and the lease you upload.
A commercial property has a Lease tab where a residential one has Tenancy — and no Occupancy tab. It holds everything about the letting: the lease terms, the occupier, key dates, paperwork and notices.
The lease terms card shows what Abodient holds about the lease:
- Annual rent, and how often it is demanded (its cadence).
- Security of tenure — whether the lease is inside or outside the 1954 Act, which is whether the occupier has a statutory right to renew.
- Repair basis — who is responsible for repairs.
- Rent deposit held under a deed, and whether you have opted to tax.
The occupier is the business that holds the lease — a company, not an individual.
Reading a lease from the document
Upload a signed lease and Abodient reads it, then opens a "Check the lease we read" screen pre-filled with what it found — the occupier company, the term dates, the rent and its cadence, the deposit, the review and the break. Check it and confirm. Anything you confirm is kept: a later upload never overwrites a value you have already agreed.
