When a tenancy is ending

When a tenancy nears its end there are two outcomes: the tenant stays, or they leave. Both start on the property's Tenancy tab, on the current tenancy contract — which carries an End tenancy control and a + New tenancy control side by side.

We warn you before a tenancy ends, so this is a decision rather than a surprise.

Renewing — they stay

There is no separate "renew" button. To continue a tenant on fresh terms, use + New tenancy: it ends the current tenancy and starts the new one in a single step, carrying the tenant over.

The old term stays in the history, so you can see what was agreed and when it changed.

To carry on with no change at all, a rolling tenancy runs on.

Ending — they leave

End tenancy closes it out.

The contract is marked ended and the property becomes vacant. Rent tracking stops.

The tenancy, its payments and its documents are all kept — you will want them if a deposit is disputed months later. The tenant keeps no portal access once it is closed.

If it does not behave

• Leaving date not known yet? Wait. Ending early stops rent tracking on a tenancy that is still running, and arrears go wrong.
• Deposit still to return? That is separate. Ending the tenancy does not return it.
