What it does

An operations layer that scales when your headcount can't

At portfolio scale the bottleneck stops being tools and starts being people. Abodient absorbs the operations load that would otherwise force you to hire — or outsource the margin. The work still gets judged by you; it just stops being done by you.

01

Your operations layer

Alfred, Abodient's assistant, handles tenant communication, repair coordination, and compliance across every property. Routine work no longer scales with property count — twenty tenants' worth of messages take the same amount of your time as one.

02

One system, every property

Tenants, certificates, repairs, communications, action logs — all in one portfolio-wide view. No more reconciling spreadsheets to answer a basic question. When a council, lender, or accountant asks for something, the answer is a search, not a week.

03

Compliance tracked at scale

Every certificate and renewal date — gas, EICR, EPC, deposits, licensing — surfaced when it matters, reflecting the rules as they stand under the Renters' Rights Act. Plan renewals as a batch instead of fire-fighting each one.

04

Repairs handled in parallel

Multiple jobs across multiple properties move forward at once. Quotes collected, contractors scheduled, completion logged — without you sitting in the middle. A busy week across the portfolio looks the same on your side as a quiet one.

05

A complete audit trail

Every conversation, decision, cost, and certificate timestamped. Income and expenses logged per property, keeping you MTD-ready for quarterly digital reporting. Exportable for council enquiries, deposit disputes, or just sleeping at night.

06

Pricing built for portfolios

£19 a month covers five properties and £1.50 buys each one after, so twenty properties runs about £41.50 — not a percentage of every rent cheque. Book a demo to talk through your portfolio.

Why this exists

Below 50 properties you're caught in a no-good-options bracket

Big managing agents charge institutional fees but reserve their good service for institutional clients. Hiring in-house at £35–45k each plus on-costs gets expensive fast. Off-the-shelf landlord software stops scaling around ten properties. So portfolio landlords improvise — and burn out from running operations on top of running the strategy. The load has only grown since the Renters' Rights Act came into force in May 2026: periodic tenancies, new possession grounds, and evidence expectations across a whole portfolio are a full-time job when run by hand.

Common questions

Portfolio-scale specifics

How does migration work for a portfolio of 20+ properties?

It's a coordination job. Each property is onboarded individually with its own paperwork; we provide checklists for requesting records from existing agents. Most landlords migrate a handful of properties first and move the rest once the pattern is established. Book a demo if you'd like to walk through it before starting.

Is there a longer trial for a portfolio this size?

Every new account gets three months free with no card required, whatever the size — long enough to prove the system properly rather than rush the judgement. Book a demo and we'll set it up around your migration plan.

Can it handle a mix of property types?

Yes — residential ASTs, HMOs, multi-unit, student lets and commercial units all work in one portfolio. We're more limited on short-stay; if that's meaningful, talk to us.

Where does this leave Making Tax Digital?

In a good place. Income and expenses are logged per property as they happen, so quarterly digital reporting draws on figures the system already holds rather than a reconciliation exercise across twenty sets of records. Abodient is built MTD-ready — the bookkeeping discipline MTD assumes is simply how the platform works by default.

Can I export my data if I ever need to?

Yes. Tenancies, certificates, message history, repair logs — all exportable. Whether for an audit or a backup, your records are yours.

What's pricing like for a larger portfolio?

A small monthly base plus a flat rate per property, rather than a percentage of rent. Pro is £19 a month covering five properties and £1.50 for each one after, so twenty properties is about £41.50 and fifty about £86.50. Above fifty, Enterprise is priced to fit. See the pricing page for the latest, or book a demo and we'll price your actual portfolio.
