Company lets and student lets

What the Company let and Student let switches do, and why they cannot both be on.

A company let and a student let are two settings on a home that change which paperwork we ask you for. You cannot have both on the same property.

Where to set them

Open the property's Tenancy tab. On the Letting type card, select Who lives here. Switch on Student let or Company let. It saves at once, with Undo. Edit opens the same switches in the Letting type window, where you also select Save.

Turning one on turns the other off, and says so. A company cannot hold an assured tenancy, and a student let relies on one.

Company let

Use it when the tenant is a company. We stop asking for deposit protection and the Renters' Rights Act paperwork. Section 8 and Section 13 do not apply, and the generated tenancy agreement is not offered, so you upload your own.

Rent can be paid quarterly or yearly. Turning it on opens View full details at the Rent row: type the amount for one period and choose How it's paid. Rent status and the tenant's Rent page follow the same period.

Right to Rent is asked for the person who lives there, not the company. Add them with + Add tenant. To end it, use Notice to quit under Create a document.

It is offered only on an England home, and not on a property let by the room. A Company let chip appears beside the letting type. A tenant name ending in Ltd does not switch it on.

Owning the property through your own company is separate. That is How is this property owned? on the Finance tab, and your company is then named as landlord on your paperwork.

Student let

Use it when the tenants are full-time students. It adds the student agreement templates and a guarantor for each student. On an HMO it also adds the Ground 4A warning notice, which you must serve on each student before their tenancy starts. Choosing yes to Is this a let to students? in the agreement wizard switches it on for you.

It works on a whole, joint or room let.
