A property's Occupancy tab

Open a property and choose Occupancy. It manages a property let by the room — each room, who is in it, and what it charges — instead of one tenancy over the whole place.

The picture above shows it: three rooms, one of them let.

This tab is the rooms — naming them and tracking which are let. The contracts, tenants and deposits themselves live on the Tenancy tab.

Switching a property to room-by-room

Occupancy only appears once a property is set to be let by the room — and you set that yourself. Open the Tenancy tab and find the Letting type card. Its chip reads Whole property, Joint let or Let by room.

Click the chip, or Edit, to open the Letting type window.

• Whole property to One shared (joint) contract is a one-step switch: housemates on one agreement, rooms tracked. No lease is touched and you can switch back.
• Let by room · a contract per room is not automatic. The window shows the steps: end the current contract, then add a contract for each room with + New tenancy and One room.

Who lives here

Beside the chip, Who lives here opens switches for HMO, Student let and Company let. They save as you switch, with Undo. Company let is hidden on a property let by the room. The company lets and student lets article explains them.

What you do on this tab

1. + Add room for each lettable room, with its name and asking rent.
2. Each room shows Let or Empty, and its occupant once one is on a contract.
3. The property's Finance adds the rooms together, so you get the room detail and the property total from the same figures.

If the tab isn't there

• No Occupancy tab? The property is still set to Whole property. Change the Letting type on its Tenancy tab and the tab appears.
• Is this even an HMO? Three or more people from two or more households sharing a kitchen or bathroom usually means an HMO licence — a compliance duty, separate from this tab.
