When a tenant reports a problem

What happens between a tenant saying something is broken and it being fixed.

A repair runs from a tenant's message to a contractor's visit, mostly without you. The Maintenance page is where you watch it happen.

Four figures lead. Open issues is anything a tenant has raised that is not finished. Urgent is the subset that will not wait.

Quotes in progress are requests out to a contractor, waiting on a reply. Contractors saved is the trades you have kept.

The issues themselves are listed below, newest first.

How a repair moves

  1. Your tenant reports it, on the portal or by WhatsApp.
  2. Alfred, the assistant built into Abodient, asks what is needed: where it is, how bad, and when someone can come.
  3. A contractor is approached — yours if you have saved one for that trade, otherwise candidates for you to choose from.
  4. You approve the message before it goes.
  5. A time is agreed with the tenant and the contractor, and the visit happens.

You are not in the middle of it. The back-and-forth about times and access runs without you.

Anything leaving the app waits for your approval, unless you have said otherwise.
