A property's Maintenance tab

Open a property and choose Maintenance. It is everything happening between you, the tenant and the trades on this one property. The picture above shows it.

What's on it

• Issues — everything raised here, by you or the tenant, open and resolved. Each shows who raised it and whether Alfred or you are handling it. New issue raises one; Test mode walks the flow without messaging anyone.
• Tenants — who is in, with a way to re-invite anyone who has not accepted.
• Property instructions — house rules, contractor preferences and access notes that Alfred follows here. Manage instructions edits them.

Below sits Your contractors — the trades saved against this property, offered first when an issue matches their trade.

The Alfred switch

The green banner is the switch.

With Alfred on, an invited tenant can message him about a problem and he handles it — gathering detail, finding a contractor, arranging access — within the limits you set in Settings → Alfred.

With him off, nothing is arranged without you.

Raising one yourself

Click New issue, describe the problem, and choose whether to loop the tenant in or keep it private. An issue is how anything in flight is tracked, whether or not a tenant reported it.

If nothing's here

• New property? Issues appear once something is raised. Test mode shows you the flow first.
• A tenant can't reach Alfred? Check they have accepted their invite, and that Alfred is switched on above.
