The property's Finance tab — net cashflow, income and expenses, the by-month chart, and yield

Open a property and choose Finance. It is the money for this one property — what it earns, what it costs, what it is worth.

The picture above shows the top of it: net cashflow (income minus expenses for the period), the by-month chart, and Yield & value.

The figures, and the transactions behind them

The pills — This month, Year to date, 12 months, All time — set what the figures cover. Every payment and cost that makes up the headline is listed below them, so no number is one you cannot trace.

Yield & value is the part only on this tab — gross yield, and the value you entered. Yield needs that value; without it we leave yield blank rather than guess.

Compare against your area gives you a starting figure.

The tools, and how it's held

Rent status shows what is due and what has been paid; Import / export brings a spreadsheet in or takes your figures out; Connect Xero links your accounts.

The Personally / Limited company toggle is how the property is held, and it changes how the tax is worked out.

Everything recorded here rolls into the portfolio Finance page and the tax estimate as you go — there is no overnight job.
